Do I need planning permission?

Usually not. The rules changed on 27 July 2026. A garden room up to 30 m², a rear extension up to 45 m² and a garden home of 32 to 45 m² can each go in without a planning application. Each has its own conditions on size, height, where it sits and what is already in the garden. We go through them with you when we reply. The conditions are in plain words on our planning page. (S.I. 338 and 340 of 2026.)

What changed in July 2026?

Seven new sets of planning rules started on 27 July 2026. Three changes in them matter when you want more room. A garden room can now be 30 m², not 25. A rear extension can be 45 m², not 40. And a garden home of 32 to 45 m² can be lived in, with a notice to the council, until 31 December 2030. (Circular PLR 02/2026; S.I. 338 and 340 of 2026.)

Which costs less, an extension or a garden pod?

For the same floor area a garden pod costs less than an extension. The extension is part of the house. The garden pod is a room for your use in the garden, not a home. We help you pick when we reply.

How do payments work?

The site visit and the design are free. A €1,000 booking deposit holds your build slot. It is refunded in full if nothing has been started or spent on materials or design; if something has, we refund what is left. Then 80% of the balance when the build starts, and 20% midway through the build.

What is in the price?

Everything to hand the build over ready to use: it is turnkey. Not in the price: planning fees, where a build needs a planning application, and paths and landscaping around it.

How long does it take?

About 4 weeks from your deposit to the start of the build. Most of the build happens off site. You get the dates with the price.

Can a garden pod be used as a granny flat?

No. A garden pod is for use with the house: an office, a gym, a studio, storage. It is not a home. For a home in the garden, see Garden homes.
